Q) I like what Mint Location Limited is offering but want to check that the site delivers
The best thing to do is list 10 properties on the directory.
Q) Why should we list our properties on Mintlocation.com?
Mintlocation is an estate agent's dream it makes the job of marketing properties very simple. By signing up as an agent wanting to market properties you are assigned your own unique control panel for the website. Here you can login with your unique username and password and add properties to the database.
Q) Why does Mintlocation.com offer private sale or rental properties facility?
The aim of the website is to offer the customer the flexibility to chose whether they market properties by themselves or with the help of an Estate Agent. More often than not an individual will use an estate agent and try and market their property themselves so this site looks to offer both services. Also this means that Agents can view property that is privately marketed and contact individual sellers offering their services or help with marketing their house.
We have evaluated the market rate and decided that we will charge £100 per month per agent. If the agent has 2 separate offices then each office will be charged. As an agent you can list as many properties as you like. There is a minimum contract of 12 months when registering with mintlocation.com. Please refer to the terms and condtions and most importantly (2) REGISTRATION.
Q) How long are the properties listed on the site?
You have full control of how long the properties remain on the site through your control panel. Once the property has been sold you can access your control panel and update records. This then will appear on the sold property section of the website.

Q) How do I list a property on the website?
This is very easy simply click on the register link and enter your details. On the register page select "Individuals looking to sell a property or properties. " and complete the other details including email and password. Once you have hit the submit button you will be sent an email, which you will have to verify to activate account.
Q) Is there a charge for the service?
Each private property listing is £20 a month or a one fee of £100 until sold.
Q) Why should I list my property on Mintlocation.com instead of using an estate agent?
A) Mint Location Limited is quick & easy and reaches an audience of nearly 4 million property buyers 24hrs a day, 365 days a year. Estate agent fees can be expensive for some people so this is why we offer the private sale service.
Q) How will my property reach an audience of nearly 4 million active property buyers?
A) Mint Location Limited has agreements in place with a range of property portals to list Mint Location Limited properties. All properties listed with photographs and full descriptions on Mint Location Limited will be listed on partner portal sites providing massive coverage of each property; there is no charge for this service. We receive direct enquiries daily which are passed on to vendors within minutes.
Q) Won't I miss out on a good service from an estate agent?
A) No, Mint Location Limited enables you to do everything an estate agent can from providing asking price guidelines, holding buyers details and providing anonymous contact with buyers. This site offers the flexibility to market your property with an agent if your attempt at marketing the property privately is unsuccessful.
A) Not at all, Mint Location Limited is a publisher, not an estate agent and home owners are able to list their properties privately wherever they wish without affecting their sole agency agreement.
Q) I'm not very technical with computers, is it difficult to list my property?
A) Not at all, once registered as "Individuals looking to sell a property or properties" you are ready to list your property. Now take notes of your property including room measurements and features and strong selling points. Do the same for the outside e.g. patio, ponds, garden, garage etc. For tips see our example with highlighted selling points. Lastly take photos of the front of the house, rooms, garden etc. making sure any clutter such as paperwork or kids toys is hidden from view. Remember 'space and tidiness sells'. Now follow the step by step instructions to list your property. Make sure you take some time planning your photos and text descriptions as every extra detail will help sell the property faster.
Q) Is it worth taking photos? Won't my house sell just as quickly without photos?
A) No, properties without pictures receive far less 'hits' and consequently far fewer enquiries and viewings, therefore taking longer to sell. It really is worth taking the time to add decent photographs to show off your property to its maximum potential. It is a good idea to take photos of all the rooms in your house and title them correctly. With the property manager you will be able to add pictures and a full description together with the asking price.
Q) I don't want to list my address, telephone number or e-mail address. How do buyers contact me?
A) Mint Location Limited provides you with an e-mail facility with just your Mint Location Limited user name shown. All other details remain anonymous. Once you are happy for a buyer to visit, arrange a convenient time and make sure your home is looking its best! Try to ensure there are at least two people at home for the visit, and if you live alone ask a friend or neighbour to help.
Q) What happens if I agree a sale price with the buyer? What do I do next?
A) You instruct a solicitor, the buyer does the same, and the solicitors perform due diligence including searches etc, until an exchange and completion date is set.
Q) Won't the sale take longer without an estate agent to push the solicitors?
A) Good solicitors will protect each party's interests within a reasonable timescale. It makes no difference whether it is a private sale or purchase through an Estate Agent.
